What it's actually like to own here.

South Shore Harbour is the closest thing League City has to a resort address. The marina gives you direct access to Clear Lake and out to the Gulf, the golf course runs through the community, and the resort and conference center means there is always something happening on the water side.

It is also not one thing. The name covers everything from townhomes and established interior sections to custom waterfront on the harbour itself — and those are entirely different markets with entirely different buyers. A comp from the wrong side of the community will cost you real money.

That is the whole reason this page exists instead of a city-wide average. Ask me what your section is doing, not what League City is doing.

Answered before you ask

The South Shore questions.

"Is my house in a flood zone, and what will insurance run me?"
It depends on the specific parcel, and the answer is knowable before you make an offer. Parts of League City sit outside the Special Flood Hazard Area entirely — my current listing on Cloudbridge is Zone X500, where flood insurance is not federally required. Waterfront sections are a different conversation. I pull the FEMA panel and effective date for the exact address, not the neighborhood, and I do it before you're emotionally committed.
"What are the HOA and any marina or golf fees?"
There can be more than one. A community association, sometimes a sub-association for your section, and separately any marina slip or club membership. These are not always disclosed the same way in every listing. I get you the current schedules and the transfer fees in writing before you're under contract.
"Is there a MUD tax on top of everything else?"
It varies by section, and it matters more than buyers expect. Much of the newer development in this corridor carries a utility-district assessment on top of city, county and school taxes. Some established sections do not. That difference can be several hundred dollars a month on the same purchase price — so I check the total rate on the address before we talk about what you can afford.
"I'm relocating in. Do I have to fly down to close?"
Usually not. Your title company can arrange a remote or mobile signing routinely. The part worth having an agent for is knowing what the signing involves before you're in it — I'm a commissioned Texas notary myself, so I prepare you for it. Here's what that means.
