Most of the time you don't know what you don't know — that's the actual problem. I get ahead of everything I can see coming, so if it matters at closing you hear about it in week one. When something isn't on my radar, ask me. No question here is too small or too obvious.
Price, days on market, what actually sold two streets over. The strategy comes out of the numbers. It does not come out of a feeling about the market.
Every transaction develops one. Mine get solved quietly, before they reach you as a crisis — because I speak title, mortgage and real estate fluently enough to fix it at the source.
A deal held together by one side losing does not close. I negotiate hard for you and I keep the other side of the table whole, because that is what gets you to the closing table at all.
